LOOKING FOR A CONDO IN ST AUGUSTINE UNDER 300K
We have seen the prices in real estate go up 18 to 25% since last year. Condos have been a hot commodity and it’s getting more and more difficult to find them for under $300k but there are still some options and that’s what we are talking about today so lets get to it.

If you are looking for a condo in St Augustine under $300k then I have the community for you. Today we are taking a tour of the gated condo community of Las Palmas. It’s located a few short miles to the historic district and Vilano Beach.
Located on the west side of the Intracoastal waterway the buildings are constructed of concrete block and offer 11 floor plans ranging from 1 to 3 bedrooms, that are 1 to 3 stories and some with attached or detached garages. The community is beautifully planned with mature landscaping and winding roads that lead through the community with peaks of the marsh and intracoastal.
Las Palmas is in close proximity to everything, located where San Marco and US 1 meet so it’s easy access to go north to Jax or to 95. Winn Dixie is across US 1, so super easy to grab that gallon of milk you forgot when you went grocery shopping. You are walking distance to DOS Coffee and Wine for your morning brew or to meet friends for lunch and also to Creme de La Cocoa for a sweet desert.
With sidewalks all the way to downtown, you can even walk there if you like or take your bike. Either way, you are not beholden to your car for everything and that is awesome especially when you live with beautiful weather most of the time.
The best part about this community are the resort like amenities. Check out this pool overlooking the marsh and intracoastal. I can spend an entire day here. You’ll also find a gym, club room with a pool table, volley ball and tennis and pickle ball courts, a dog park and even a car washing station.
If you bought here in January of 2021 or in 2020 you could have snatched one of the 3 bedrooms with marsh views for $230k (WHAT?) Prices have gone up a bit since then since inventory is so low but you can still get yourself a marsh view condo for under $300k.
These units have gone up in value over the past year but you can still get a variety of units for under $300k, it may need some updating but that’s always a fun thing to do anyway. Units priced higher will usually have a view of the marsh, be updated, or both.
Here are a few of the different floor plans that are most common to come on the market.
Here’s a 1 bedroom unit priced at $210k, this a 3 level floor plan so you walk up the stairs to your living area, kitchen and 1/2 bath on one level and then you go up another flight of stairs to the master bedroom. This one has views of the marsh so let’s take a look.
One of the most common units you will find in Las Palmas, Priced at $225k with 1252 sq feet the unit itself is one level but it is located in a 3 story building with no elevator. These types of units feature a galley kitchen, dining area living space and small balcony. The master bedroom in these condos is spacious, with a large walk-in closet and a large master bath. The 2nd bedroom has a full bathroom in the hallway.
These aren’t overly large condos, so replacing flooring, painting cabinetry, or switching out for new isn’t a massive task. So you can have your little paradise right in the city of St Augustine in this case for under $250k, and if you are lucky enough you can get a marsh view and renovated for under $300k.
