I’m excited to introduce you to some of the most walkable neighborhoods in St. Augustine, Florida. St. Augustine has been named one of the top 5 cities in Florida for walkability, and for good reason. Homebuyers want to live in areas where they don’t always have to rely on cars to get around. In fact, a survey by the National Association of Realtors found that over 75% of people would pay more to live just a short stroll away from parks, shops, and restaurants.
So, if walkable living is at the top of your list, you’re in the right place! We’ll be focusing on Uptown St. Augustine, one of my favorite and most charming neighborhoods.
Uptown St. Augustine – A Walkable Gem
Uptown St. Augustine is a beautiful and walkable neighborhood that stretches from the historic Abbott Tract to the iconic Fountain of Youth Park. This area is filled with character, and a mix of antique shops, boutiques, and charming cafes along San Marco Boulevard.

Abbott Tract is one of St. Augustine’s most historic neighborhoods, known for its beautiful Victorian and Colonial Revival homes dating back to the late 19th and early 20th centuries. Strolling through these streets feels like a step back in time, surrounded by unique architecture and charming homes. The area is also ideal for anyone looking to live in a historic district while still being close to modern amenities.
Local Shops and Cafes
San Marco Boulevard is the main artery of Uptown and is lined with small, locally-owned shops and restaurants that make this area one of the best neighborhoods in St. Augustine, FL for walking. Whether you’re shopping for gifts at Declaration & Co., grabbing a linen dress at 360 Boutique, or enjoying breakfast on Sunday, there’s always something to explore.
I personally love shopping at Declaration & Co. for their great selection of gifts like candles, jewelry, and mugs. 360 Boutique is also my go-to for the best Italian linen, perfect for our warm St. Augustine summers.
Other spots to check out: Juniper Market, where I love meeting friends for coffee, and Cookie Bird, the best place for soft-serve ice cream with toppings like chocolate shavings and peanut butter.
Neighborhood Vibes
Heading north on San Marco, you’ll find even more quaint neighborhoods like Rohde, Garnett, and Williams Addition. These areas are close to the Fountain of Youth Park and the picturesque Magnolia Street, famous for its stunning oak canopy. These neighborhoods offer a perfect blend of history, charm, and convenience.
