Why Are So many People Moving to St Augustine Florida
South Florida has long been known for its sunshine, vibrant nightlife, and beautiful beaches. But in recent years, more and more Floridians are choosing to head north—specifically to Northeast Florida. So, what’s driving this shift? Let’s dive into the top five reasons why people are making the move.
1. The Heat is Unbearable
Living in South Florida often feels like being in a sauna. Many of my clients from areas like Boca Raton and West Palm Beach have told me they simply can’t handle the heat anymore.
While Miami’s average summer high is 89°F, Jacksonville’s is slightly higher at 91°F. However, the difference lies in the humidity and heat index. In South Florida, 89°F can feel like 105°F due to extreme humidity, while in Northeast Florida, 91°F typically feels like, well, 91°F. That’s the difference between feeling hot and feeling like you’re melting!
2. Hurricane Fatigue is Real
Every year, South Florida residents brace for hurricane season—stocking up on supplies, boarding up windows, and hoping for the best. The stress and cost of constant hurricane preparations have driven many to look for alternatives.
While all of Florida is at risk for hurricanes, South Florida bears the brunt of the storms. Since 1851, South Florida has been hit by 33 major hurricanes, while Northeast Florida has seen only five direct hits. That translates to fewer insurance claims, less storm damage, and significantly less stress.
3. Home Insurance Costs Are Out of Control
Florida’s insurance market has been challenging, but South Florida homeowners are feeling the pain the most.
A client of mine moved from Palm Beach to St. Augustine and was shocked at the difference in insurance costs. In Palm Beach, they were paying $15,000 annually for a home just a few miles from the coast. In St. Augustine, their premium for a $900,000 home dropped to just $1,800 per year.
As of 2025, average home insurance premiums on a $300,000 home in:
- Palm Beach: $8,084/year
- Fort Lauderdale: $7,935/year
- St. Augustine: $1,641 to $2,456/year
The savings can be substantial for those moving north.
4. Overcrowding and Traffic Woes
Anyone who has tried to drive on I-95 in South Florida knows the struggle. The average one-way commute in Miami is 32 minutes, while in Jacksonville, it’s just 25 minutes.
One of my clients, a young professional, told me, “I spent more time in traffic than with my family.” After moving to Nocatee, his commute became a stress-free 20-minute drive. Imagine having an extra hour every week—52 hours a year—just by avoiding gridlock.
5. The Community Feel is Changing
Many long-time South Floridians feel that their neighborhoods have lost their small-town charm, replaced by high-rises and strip malls. In contrast, Northeast Florida still has a close-knit, welcoming feel.
Places like St. Augustine, Fernandina Beach, and Nocatee emphasize community events and neighborly connections. St. Augustine alone hosts over 450 community events annually, from the famous Nights of Lights festival to weekly farmers’ markets.
Where Are People Moving?
If you’re thinking about relocating, here are some of the top destinations in Northeast Florida:
Nocatee
Ranked the 8th best-selling master-planned community in the U.S., Nocatee offers resort-style amenities, top-rated schools, splash parks, and over 30 miles of trails. It’s ideal for families looking for a vibrant, activity-filled neighborhood.
St. Augustine
The nation’s oldest city blends historic charm with modern living. With cobblestone streets, beautiful coastal scenery, and a relaxed pace of life, St. Augustine has seen a 15% population growth between 2020 and 2025.
Palm Coast
For those seeking affordability near the beach, Palm Coast is a top choice. In 2025, the median home price is $350,000, compared to Miami’s $580,000—a huge difference for those wanting coastal living without the high price tag.
