Buying from Out of State? Let Us Be Your Boots on the Ground

Relocating to the St. Augustine Florida area or buying your first home?
We provide a seamless, hands-off, concierge-level real estate experience.

St. Augustine, FL • Palm Coast, FL

Meet Kim and Kristen

We didn’t just build our real estate careers in Northeast Florida. We relocated here ourselves, so we understand firsthand how exciting, overwhelming, and sometimes complicated a move to a new area can feel.

Together, we bring more than 20 years of combined real estate experience and over $104 million in career sales, helping buyers and sellers throughout St. Augustine, St. Johns County, Ponte Vedra, and Palm Coast.

Because we’ve been through the relocation process personally, we know the questions that come with it. Which area fits your lifestyle? What should you know about schools, insurance, flood zones, property taxes, commute times, and everyday life? And if you’re selling a home while planning a move, how do you coordinate everything without feeling like you’re juggling flaming torches?

That personal experience shapes how we work. We focus on helping you understand the area, narrow down the right communities, and make confident decisions before you ever choose a home.

Whether you’re relocating to Northeast Florida, selling here to start your next chapter somewhere else, or trying to coordinate both at the same time, you’ll have a team that understands the process because we’ve lived it ourselves.

“Kim Devlin did a great job selling our home! Quick, and stress free. Anything I couldn’t do, she was there. Even offered to help me cut the grass! I would definitely recommend her! Thank you, we so appreciated your helpfulness and ease.”

April Prinzler

“Kim and her team are incredible to work with. Coming to this area of Florida and not really knowing anything, they took the time to learn what we really wanted (FOR A WHILE) before recommending or showing us any homes. Kim and Kristen are also both very knowledgable of the area and were the perfect guides to help us find the right sub community within Ponte Vedra that we liked the most.”

Jason Maltz

“Kim Devlin is hands down the BEST Realtor in St Augustine! We came blind to the area, nervous about the pros and cons and were met with straight facts! Kim met us at our convenience everytime! She broke down the good the bad and the ugly about different builders and the area we were thinking of building our retirement home. Kim listened to us and recommended areas that would fit our needs. We were able to live in NY and have the ease of no worry because she did everything for us remotely! She has fantastic YouTube videos that depict different things to know about St, Augustine and St. John’s county. She worked with the builder on our behalf to make the transition easy! Kim went above and beyond to also help my mother build her forever home very close by. She went from a complete stranger to not just our realtor, but life long friend. We could never have done this without her expertise. She is a powerhouse and got us the best lot and price. She was not shy and worked as a mediator standing up for what’s right whenever stressful decisions arose with the builder. She is responsive and always makes herself available for any reason. We are forever grateful that we worked with her and you will not regret it either! There is no one else!”

Denise Manfredo

“We are new to the Saint Augustine Area. Reading an article on the internet about this area written by Kim Devlin caused us to to reach out to this amazing real estate team. We were introduced to Kristin Pytel in December of 2025. After discussing our “wants and desires”, we were guided to a new neighborhood where we signed a contract on a new build where we could park our large RV in the garage connected to our home. Kristen has met with and attended both in person and phone calls with our builders along with us every step of the way. She’s met us at key dates during the building process and has guided us every step of the way. Her expertise in all things “St. Augustine”, along with being an experienced realtor, has allowed us to sleep nights during this long process. We’ve purchased 6 homes, none in Florida, so having someone that knows the real estate laws and practices, and is from this area, well, Kristin is priceless. We’re fortunate that we found her early on. If looking to buy or sell, don’t hesitate to give her a call. We LOVE her!”

Debra Lind

“We found Kim Devlin through her very informative YouTube videos and we are so glad we did! First, the videos were great and really taught us about St. Augustine when we first started thinking about buying property there. We then met Kim and she showed us different neighborhoods and properties and patiently worked with us as our search for the perfect home evolved. Ultimately, we bought a piece of land that we will build on. Kim's team lead us through closing, lining up the survey and handling all the details. Kim has also introduced us to local builders and continues to be an invaluable resource. I can't say enough good things about Kim, her team and their knowledge and professionalism. Thank you for everything!!”

Gina LaForgia

“I can only say…WOW! The Devlin Team really took care of me and helped me find the perfect home. Not only that, but I had a few things that I needed to do to the house and they found me amazing contractors to get the work done. Coming from another area, I don’t think this process could have possibly been this easy without Kim and her team.”

Lewis Call

“Kristen Pytel was fantastic, she was one of the best realtors I have worked with and always there when I had questions. Moving from out of state she was my eyes and ears and we really appreciate all of the support she provided!!”

Kristin Shanti Yoga

“Kristen Pytel is such a great realtor!! She is trustworthy, caring and made us feel right at home here in St. Augustine! We appreciate her kindness and fully recommend her to anyone searching for their home! Thank you so much Kristen!”

Jenna Alexander

“Absolutely the best team of realtors I have ever experienced. We feel so blessed to have had them helping us. Moving in from another state, Kristen Pytel had to be my eyes, and I trusted her advice 100%. She went above and beyond for us. I will forever be grateful.”

Donna Burke

“We just finished up purchasing a home in St Augustine with the Kim Devlin team. We are making a move from up North to sunny Florida and the process could have not gone smoother. Instantly felt connected with our agent, Kristen, which allowed us to freely collaborate in the process. Kristen was always reachable and attentive to each and every detail. We felt ZERO pressure throughout and can whole heartily say we got our house because of the hard work from the whole Kim Devlin Team. If you are making a within the state or coming from afar I highly suggest the Kim Devlin Team!!!”

FAQs

St. Augustine is one of Florida's fastest-growing relocation markets, drawing buyers from the Northeast, Midwest, and other high-cost states with its mix of historic charm, coastal access, and no state income tax. The area covers St. Johns County, consistently ranked among Florida's top counties for schools and quality of life, and includes everything from walkable downtown living to beachside communities and new-construction master-planned neighborhoods. Median home prices run higher than the Florida state average, but buyers relocating from markets like New York, New Jersey, or Chicago often find their money goes further here.

St. Augustine offers historic downtown charm, established neighborhoods, and proximity to Jacksonville, while Palm Coast is a newer, more suburban community about 25 minutes south with a grid of canals, newer housing stock, and generally lower price points. St. Augustine tends to appeal to buyers who want walkability, culture, and beach towns like Vilano Beach or Anastasia Island nearby. Palm Coast attracts buyers looking for newer construction, larger lots, and a quieter, more residential pace, with communities like Grand Haven and Palm Coast Plantation drawing retirees and families alike.

Nocatee and Palencia are the top picks for relocating families, both offering A-rated schools, resort-style amenities, and new-construction inventory. Nocatee spans St. Johns and Duval counties and includes water parks, splash pads, and miles of trails, while Palencia offers a marina, golf course, and a more established feel with mature landscaping. Silverleaf, a newer master-planned community in western St. Johns County, is also drawing family buyers priced out of Nocatee's premium.

Retirees relocating to the area typically look at 55+ communities like Del Webb Ponte Vedra, Stillwater, and Reverie at Silverleaf, all of which offer low-maintenance living with amenity centers, fitness facilities, and organized social calendars. These communities sit within St. Johns County, giving residents access to the same healthcare systems and shopping corridors as the rest of the area without the upkeep of a traditional single-family home. Grand Haven in Palm Coast is another strong option for retirees who want golf course living at a lower price point than St. Johns County.

St. Johns County School District serves the St. Augustine area and consistently ranks as the top-performing school district in Florida based on state assessment scores. Schools zoned for Nocatee and Palencia, including Palencia Elementary and Nocatee Elementary, are among the most requested by relocating families specifically for that reason. Flagler County Schools serves Palm Coast and, while it doesn't match St. Johns County's rankings, still outperforms many districts in the buyers' home states.
