BEST BOATING COMMUNITIES IN FLORIDA

 

Do you own a boat or are thinking about taking on the nautical lifestyle? Well today we are talking about marina communities that offer a home port for your adventures, so let’s get to it.

As any boat owner will tell you, once you have experienced “boat life” there is no going back! Take it from me and my husband: we have had our beautiful sailboat ORCA for years now and can never imagine a different lifestyle. So if you too love boating there are amazing options for living near the water and keeping your boat docked just outside your front door and today I am going to share with you a few of the fantastic marina communities on the coast of St Johns County Florida.

 

BEST NEIGHBORHOODS TO LIVE IN ST AUGUSTINE FL

Waterfront Living

Camachee Cove

First let’s check out Camachee Cove! Just west of the Intracoastal, it is just a couple of miles north of downtown St Augustine and a quick drive across the bridge to Vilano Beach. The neighborhood offers single family homes and condos, ranging from the $300s up to over $1 million. It’s located on Camachee Island with lots of mature trees and scenic views as you stroll around. 

The marina is run separately so properties do not convey with a slip,  but property owners do go to the top of the waitlist for a slip, above people who may be on it for a year or more. Boaters love this marina for its proximity to the St. Augustine inlet, where you can get offshore quickly, and easy access north and south along the Tolomato River. It’s a naturally protected cove and fared well during Hurricane Matthew.

Villages of Vilano

The second community I want to share with you is the Villages of Vilano, located on the Tolomato River (west side) of beautiful Vilano Beach.  This gated community has villas and condos and offers lots of amenities: indoor pool, tennis courts, beach access and most importantly a small marina. This marina is less than 2 miles to the St Augustine Inlet for easy access to the ocean. The slips here are privately owned and can be sold independently: I’ve seen a couple go on the market this year for $55k to $70k. But if you are a boater and like this community you may get lucky enough to purchase a unit with a slip. The homes here sell for $249k for a 1 bedroom up to $600k for a larger villa type unit. 

Cortez on the water

This third community is brand new! Cortez on the Water offers 3 level townhome style condos with 4 bedrooms, 3 bathrooms, elevators and rooftop decks… And each unit comes with its very own private deep water slip on the Salt Run!  

Located on the northern end of Anastasia Island, the Salt Run is the waterway between Anastasia State Park, Conch Island and North Davis Shores, where it ends just south of the lighthouse. This is also conveniently located to the all important St. Augustine Inlet and adjacent to the popular Conch House marina and resort (don’t miss out on Reggae Sundays!).  These units start $800k to over $2 million depending on location within community, view and design upgrades.

The Views at Baypointe

The fourth community with a small marina is The Views at Baypoint. This is a gated condo complex located in historic St. Augustine on the Matanzas River. It is walking distance to all the shops and restaurants downtown and enjoys a beautiful view of Anastasia Island. Units in this community go from $400k to $700k with the higher sales will having the view of the Matanzas River and the lighthouse. There are slips that are available for purchase here which will put your boat right where all the action is.

Corona Del Mar

The fifth community is Corona Del Mar. This intimate 15-unit condo community on Anastasia Island faces east, over looking the Salt Run.  Each unit comes with a deep water slip, and sales here go from $600k to $700k.  If available you can rent a unit for a 3 month minimum to “test the waters” here first. This location is convenient to downtown, the beaches and the Inlet.

Sunset Harbor

Another great marina community is Sunset Harbor. This condo complex is located on the Mantazas River further south on Anastasia Island. The marina is naturally protected and relatively free of the busy weekend traffic you will find around the other waterways. From here you are about 3.5 miles to Mantazas Inlet, a popular spot to bring the boat for the day to swim…  but don’t take your boat out of this inlet unless you know it well. This is not a marked channel and there are shifting shoals. Your safest route to the ocean is the St. Augustine Inlet – about 10 miles north –  but there is plenty of boating fun to be had right on the Matanzas River.
