What County is St Augustine in?

When people hear about Florida they likely think of Miami or Fort Lauderdale, maybe the Keys or Naples but Florida is much bigger than these popular southern cities and today we are going to talk about one special region that I call home, and hope you may too. So let’s get to it!

I’m hearing from many people who are just learning about St Augustine and St Johns County Florida for the first time. St Augustine has gotten a lot of attention over the past few years, making many of the “top 10” lists to visit, best beaches, move to, or retire. This has brought a lot of interest from out of state home buyers and investors to the historic downtown and beach areas, but the greater area of St Johns County is rather large so I’m going to tell you about some of the other fabulous places to live within the county.

St. Johns County is located on the Atlantic Coast of North Florida. It is about midway between Jacksonville (go jaguars!) and Daytona.   The primary municipalities within St Johns County include: St Augustine, Ponte Vedra Beach, St. Johns, Elkton, and Hastings.

Ponte Vedra Beach Real Estate

St Johns County runs from the St Johns River to the Atlantic Coast so let’s start with the coastal areas.

Ponte Vedra Beach is the furthest north in the county. This area is well known for its beautiful beaches and world-renowned golf courses. This town features the TPC Sawgrass, where the The Players Championship takes place and it is also where the new PGA headquarters is being built. 

You will find a mix of condo communities, gated golf communities and beach communities here. You can find a condo here as low as $200k and homes upwards of $5 million so there is something for everyone. This is an attractive area for its natural beauty but also for its proximity to Jacksonville.

Ponte Vedra and Nocatee Real Estate

Continuing west of the Beach area, across the Intracoastal Waterway,  is Ponte Vedra and the massive planned community of Nocatee.

This area is booming with several newer neighborhoods and existing developments that cater to all lifestyles. Families with young children needing great schools and activities or couples looking to downsize and move to a 55 and over community will both find ample options here. 

Since this is such a popular area the home prices start from $450k and up.  With all the amenities at your doorstep you will never need to leave Nocatee, but if you want to you are only 30 minutes to Jax or to the historic district of St. Augustine, and the beach is just a quick drive over the bridge!

St Johns Florida Real Estate

As we head west of I-95 from Ponte Vedra, we enter St. Johns, which also includes Julington Creek and Fruit Cove. (Yes, that is “St Johns” municipality within “St Johns” County!)

Yet again, there are a lot of communities both established and new here. The golf communities such as Cimarrone and Julington Creek Golf Club offer homes ranging from $500k up.  There are also condo and  townhome communities from the mid- $200s, so there is something for everyone here. As you head even further west you will find the newer communities such as Rivertown and Shearwater, that have a conceptual focus on outdoor activities and staying “in tune with nature”…  These areas offer lots of parks, nature trails, and – you guessed it – access to the St. Johns River. There is still a lot of undeveloped land around here, so we can only assume there are more communities and commercial growth planned for the future. 

St Augustine Real Estate

Heading back to the coast…

South of Ponte Vedra is our beloved St. Augustine. The St Augustine zip codes also include Vilano, St Augustine, Butler and Crescent Beaches right along the ocean. Stretching inland across the Intracoastal Waterway and as far west as the St. Johns River you will find St. Augustine South, North, and the sprawling area of World Golf Village. You can check out many of my other videos highlighting specific areas and neighborhoods within St Augustine, because it is such a big area to cover. In any case, with the physical expanse and multitude of communities, St Augustine absolutely has something for everyone within new and established neighborhoods. 

Elkton and Hastings

As you head south west from St Augustine you will discover the more rural areas of Elkton and Hastings. You’ll find acres of farm land,  fewer planned neighborhoods scattered about and many more options for homes below $250k.  For those looking to experience the “Olde Florida” lifestyle, complete with rocking chairs on the front porch and space for the kids and pets to play, this area is as picturesque as you can get, while still enjoying a short drive to downtown or the beach.

Moving to St Augustine?

No matter where you land, this part of Florida has a lot to offer. St Johns County has 42 miles of beaches, access to the St Johns River, A+ rated schools and plenty of communities throughout the county from beach side bungalows to river getaways, and small farms to master planned communities. This county truly has it all.
