Madeira St. Augustine Community Tour

If you want to be in a planned community close to downtown St Augustine come take a tour of Madeira. I have a lot of buyers looking to get some help with new construction and one of my favorite builders in St Johns County is Mastercraft, they are amazing in every way and build beautiful high quality homes.

The features that come standard with a Mastercraft home is better than any other builder I’ve seen. Some features include gourmet kitchens, solid core doors, and 10 foot ceilings. Each community varies but the features list is long and you can honestly build a standard MasterCraft home that would be on par with an upgraded home with other builders. And Mastercraft just happens to be building Phase 2 and 3 in Madeira.

Madeira is located in close proximity to historic St. Augustine and Vilano Beach. It’s perfectly situated just north of town so not far from Jax either.

This community is west of the intracoastal and encompasses approximately 1,000 acres including over 600 acres of marsh wetlands, a tidal creek, numerous lakes and preserved natural areas with live oaks and magnolias. Madeira’s latest phase offers a lush natural environment with lake and marsh view home sites.

Phase 2A (the red section) consists of 74 lots in total the second part of this phase (the purple section) will consist of another 57 lots which Mastercraft says should open up this year. The blue section on this map with is called Phase 1C (the blue section) will be opening this Spring 2022 and will also include builders, Arthur Ruttenberg and Dostie.

These lots will consist of 65, 70 and 85 ft lot sizes. These will offer larger floor plans from 2900 to over 3800 sq feet.
MC 2900 sq ft small to 3800 plus. They are in the process of building a bridge to access these lots and as you can see there will be future development in the future with more estate size lots with marsh and waterfront homes
Currently there are 5 models and the prices will vary based on the elevation and upgrades. The prices I am giving you are base prices before lot premiums and upgrades.
Lot premiums in this phase currently range from $5,000 to $25,000 and Upgrades can include an extended lanai, tray ceilings, or a second story bonus room with bathroom. So just keep that in mind when I mention the base price for these models. All of these models do come with a 2 car garage.

Mastercraft Homes

Marshall

The smallest of the bunch is the Marshall at 1605 sq feet with 2 or 3 bedrooms and 2 bathrooms (show model pic and floor plan with a base price of $501,000 to $514,000).

Tocoi

I am going to take you through this model so let’s take a look. This floor plan ranges from 1799 to 2193 sq feet, you have an option for a 3 or 4 bedroom and a 3 or 4 bath with this model with an added 2nd story bonus room option. This model is well appointed with a gourmet kitchen, walk in pantry, ensuite guest bedroom, beautiful master suite with a very large shower and a nice sized lanai. Before upgrades you are looking at a base price of $534,000 to $547,000.

Stokes

At 1,978 to 2,830 sq feet, it’s a 3 or 4 bedroom and a 2 or 3 bathroom home with a base price before upgrades from $542,000 to $556,000.

Durbin

Then we have the Durbin which is a larger version of the Tocoi model that we just took a tour of. This model offers 2,219 to 2,822 sq. ft with 3 or 4 bedrooms and 2 or 3 bathrooms.

Moultrie

And luckily we have a model to show you. This floor plan is the largest and offers 2343 to 2935 sq. feet with 3 to 5 bedrooms and 2.5 to 4 bathrooms. This one speaks for itself with a large kitchen open to both the living and dining area, an amazing flex space, 2 other bedrooms with a shared bath, a 1/2 bath off of the kitchen and a large lanai.

Madeira Community

The amenities include a fitness center so you can work out close to home. The social room with kitchen is perfect for meetings and parties, a 2,000 square foot swimming pool with a spacious patio and deck and a 1,400 square foot covered pavilion for outdoor activities to keep you out of the sun. There are plans for a second pool, tennis courts and a kayak launch as well.
HOA Fee: $396 Quarterly
CDD Fee: $1465 Annually
