Looking to sell and need some simple preparation tips, well that’s what we are talking about today so let’s get to it.
If you are looking to sell your home even in a sellers market you will still need to prep your home for photos, showings, and open houses so you can attract lots of buyers and hopefully get many offers, so I’m going to give you some easy low budget prep tips to get started.

#1 Clean & Declutter
Before you put your home on the market the best thing you can do get rid of items you do not plan to bring with you. This will begin the decluttering process. Most people selling their home know to take down their personal photos and effects so buyers can imagine themselves in the home but what about furniture? Do you have too much of it? Is it very large furniture that makes the rooms look small? If so, you’ll want to remove some of it to create natural pathways and an easy flow throughout the home. Get a storage unit to store some of these items and just look at it as part of the packing process so you will be further along when you need to move.
You also need to clean the house and don’t forget about the always forgotten baseboards, give them a wipe down. Trust me buyer’s notice dust and pet hair on surfaces and if you don’t clean it buyers will think you do not maintain your home.
#2 Storage
Whether you have good storage or not, make sure you take 1/2 of your things out of the drawers and closets to show off the storage the home does have because every buyer wants storage. I don’t know one buyer that has said “oh great there’s no storage in this home, I love that” (Nod NO)…..Buyers are going to open up everything during a showing so clear your storage areas out so buyers coming in can see the size of the closets, the space in the drawers and envision where they will put their own things.
#3 Exterior of the home
Please don’t forget this one. The outside of the home is the first thing buyers will see and you know what they say “you never get a second chance to make a first impression” so show buyers you take care of your home. Please clean the cobwebs off the porch, sweep leaves and debris from the path, maybe add a fresh coat of paint on the front door and buy a new welcome mat. These little things make the home more inviting as people walk up to the house. You can even plant some fresh flowers in pots on the porch. Trust me these little touches really do matter.
And don’t forget when you start showing your home put away the daily items you use like small appliances on the kitchen counters, put your toothbrush and makeup away in the bathroom and please do not leave dirty laundry on the floor or anywhere we can see it. Believe me people do. I know it’s an inconvenience when you live in the home and need to use these items on a daily basis but the sooner you get an offer the sooner you can stop showing the home.
So there you go, 3 simple tips to getting you house ready to sell and none of it will break the budget.
