New construction offers several advantages. First, is that no one else has ever lived in it. I know that is really nice. You also get the opportunity to personalize your space and choose finishes that match your unique style and preferences. Whether it’s selecting the flooring, countertops, or cabinetry, you have the freedom to make your dream home a reality. Additionally, new construction homes often come with modern layouts and energy-efficient features, saving you money in the long run. The other great thing are the warranties that come with a new construction home. Typically a 1 year bumper to bumper and a 10 year structural.
Factors to Consider When Looking for New Construction Homes
Now, let’s discuss the key factors to consider when searching for new construction homes in St. Johns County. Firstly, location is crucial. I always say this because many homebuyers only look at home and price but if it’s a good price and a nice home but a terrible location next to a water treatment plant, what’s the point. So research the neighborhood, surrounding area, nearby amenities, and proximity to schools, shopping centers, and recreational activities. Like the beach or nearby parks. It’s also essential to assess the quality of the schools in the area, especially if you have children or are planning to start a family. And don’t forget your commute to work if you have one.
Red Flags to Avoid
While new construction homes can be enticing, it’s important to be aware of red flags that might indicate potential issues. Pay attention to the builder’s reputation and track record. Look for online reviews, I guarantee you will find many bad reviews so really look into what people are complaining about. Is it that there were delays in completing the home or is it how bad it is working with the warranty division. If you can talk to current homeowners in the community you want to be in, even better. You may also want to visit other developments by the same builder especially if you are going into a community that hasn’t started yet. When it comes to the builder agents, there are plenty of good ones in my area and I always nuture those relationships with those agents because I know my people will be taken care of but there are always going to be salesy type of builder agents out there so be cautious of aggressive sales tactics and any hidden costs. Always read and understand the contract thoroughly before making any commitments.
The Benefits of Working with a Realtor
Now, here’s where having a trusted realtor can make a significant difference. A knowledgeable real estate agent who specializes in new construction can guide you through the entire process, from selecting the right builder and community based on your needs. They will make sure you understand the what the HOA and CDD fees will be and the pros and cons of the area so you go in knowing what to expect and help you review the contract. Realtors have experience working with the different builders and have insight into their own customers experiences with them. They have insider knowledge of the local market, relationships with builder agents, and can ensure that your interests are protected. Their expertise and experience will save you time, stress, and potentially even money. So it is extremely important to bring your Realtor with you when you initially visit these new communities. Some builder agents will register you with your agent regardless if your Realtor is with you or not but some will absolutely not which I always see as a Red Flag. Remember the builder agent works for the builder so don’t register with a new community without your Realtor.
