Median home prices run higher than the Florida state average, but buyers relocating from markets like New York, New Jersey, or Chicago often find their money goes further here.

St. Augustine offers historic downtown charm, established neighborhoods, and proximity to Jacksonville, while Palm Coast is a newer, more suburban community about 25 minutes south with a grid of canals, newer housing stock, and generally lower price points. St. Augustine tends to appeal to buyers who want walkability, culture, and beach towns like Vilano Beach or Anastasia Island nearby. Palm Coast attracts buyers looking for newer construction, larger lots, and a quieter, more residential pace, with communities like Grand Haven and Palm Coast Plantation drawing retirees and families alike.

Nocatee and Palencia are the top picks for relocating families, both offering A-rated schools, resort-style amenities, and new-construction inventory. Nocatee spans St. Johns and Duval counties and includes water parks, splash pads, and miles of trails, while Palencia offers a marina, golf course, and a more established feel with mature landscaping. Silverleaf, a newer master-planned community in western St. Johns County, is also drawing family buyers priced out of Nocatee's premium.

Retirees relocating to the area typically look at 55+ communities like Del Webb Ponte Vedra, Stillwater, and Reverie at Silverleaf, all of which offer low-maintenance living with amenity centers, fitness facilities, and organized social calendars. These communities sit within St. Johns County, giving residents access to the same healthcare systems and shopping corridors as the rest of the area without the upkeep of a traditional single-family home. Grand Haven in Palm Coast is another strong option for retirees who want golf course living at a lower price point than St. Johns County.

St. Johns County School District serves the St. Augustine area and consistently ranks as the top-performing school district in Florida based on state assessment scores. Schools zoned for Nocatee and Palencia, including Palencia Elementary and Nocatee Elementary, are among the most requested by relocating families specifically for that reason. Flagler County Schools serves Palm Coast and, while it doesn't match St. Johns County's rankings, still outperforms many districts in the buyers' home states.
